WHAT IS THE DOWNSIZING STAMP DUTY RELIEF?
For eligible contracts entered into from 25 March 2026, stamp duty relief may apply when you:
- Sell your current principal place of residence
- Purchase or build a smaller replacement home in South Australia
This relief is designed to support a smoother transition into a home that better suits your lifestyle.
HOW MUCH CAN YOU SAVE?
The level of stamp duty relief depends on the value and type of your new property.
Full Relief
You may pay no stamp duty if your replacement property is:
- Up to $2 million (new home or off-the-plan apartment)
- Up to $1.2 million (vacant land)
Partial Relief
Reduced stamp duty may apply where the value slightly exceeds these thresholds:
- $2 million – $2.1 million (homes/apartments)
- $1.2 million – $1.3 million (vacant land)
No Relief Applies
- $2.1 million+ (homes/apartments)
- $1.3 million+ (vacant land)
ELIGIBILITY AT A GLANCE
To qualify, you must meet key criteria relating to age, property, and residency.
You Must:
- Be 60 years or older (at least one applicant)
- Be an Australian citizen, permanent resident, or eligible New Zealand citizen
- Be purchasing the property as your principal place of residence
Important:
Your spouse or domestic partner’s circumstances must also be disclosed, even if they are not
listed on the title.
YOUR CURRENT HOME (EXISTING PROPERTY)
Your existing property must:
- Be located in South Australia
- Be your principal place of residence
- Be sold as part of your downsizing arrangement
The sale must occur within 12 months before or after purchasing or completing your new home.
YOUR NEW HOME (REPLACEMENT PROPERTY)
Your new property must:
- Be located in South Australia
- Be smaller in land size than your current home
Be one of the following:
- A newly built home
- An off-the-plan apartment
- Vacant land where you intend to build
RESIDENCY REQUIREMENT
To retain the stamp duty relief, you must:
- Move into your new home within required timeframes
- Live in the property as your principal place of residence for at least 6 continuous months
If circumstances change, you must notify the RevenueSA promptly to avoid penalties.
IMPORTANT CONSIDERATIONS
- Relief is only available once—you cannot claim it again
- A foreign ownership surcharge (7%) may apply in certain cases
- Strict timeframes and documentation requirements apply
